The Funding Pool is available for people who qualify in communities which qualify. If there is funding available in a given location you may be able to participate in a mortgage loan program with interest rates and loan terms better than what is currently provided by Mortgage Lenders, Brokers, Credit Unions or Banks. Questions and Answers

1) Who Qualifies?

A) Individuals with perfect credit can qualify into our specially designed funding pools with preferred interest rates and loan terms.

B) People with not-so-perfect credit can qualify into selected funding pools that also offer better rates, and terms, than the traditional market would allow.

2) Will Income levels limit my qualification?

A) No, there are no income limitations with this program. The only qualifying factor is that the payment does not exceed the capacity of the borrower's ability to pay.

3) Are there loan Size Limitations?

A) Yes, the majority of the funding pools we have available consist of four categories:

i.) Loans which are at, or below, $417,000.00 that are deliverable to the FNMA Foundation or the FHLMC Foundation.
ii.) Loans above $417,000.00 that do not exceed $2,000,000.00 (Many time this program can actually be a better rate of interest than loans in category i.)
iii.) Loans that meet FHA guidelines. These loan sizes are set per county by the Housing and Urban Development branch of the U.S. Government.
iv.) Funding Pools securitized by private investors are limited to set investor pool guidelines.

4) Do we offer Standard Mortgage Programs?
